Fully Managed Service

Fully Managed-14.4% per month plus set up fee of 60% of the first month’s rental income

Our comprehensive Fully Managed Service includes the following:

  • Provide professional opinion on rental value
  • Inspect property and advise on how to optimize it’s letting potential
  • Advertising of your property on Zoopla, Rightmove and Hindhead’s own website
  • Tenant matching service (property details emailed to all eligible applicants)
  • Provision of a “To Let” board (where appropriate)
  • Accompanied viewings followed by feedback
  • Full tenant referencing and right to rent checks
  • Comprehensive inventory
  • Compilation of tenancy agreement to be signed in the office
  • Accompanied check in at the property to include fire and CO alarm testing
  • Dedicated property manager
  • Periodic inspections of the property during the tenancy
  • Deposit protected in The Deposit Protection Service Custodial Scheme
  • Payment of rent directly to your account using BACS transfers
  • Monthly rental statement provided
  • Administration of non-resident landlord’s tax payments to HMRC
  • Maintenance reporting including out of hours contracts for emergencies
  • Service of notices (section 8, 21 or 13)                                      
  • Final inspection when tenant vacates and administration of the deposit return
  • Property compliance checks (fire safety, blinds, legionella, gas safety)

Tenant Find Only Service

Tenant Find Only-60% of 1st month’s rental income (minimum charge of £240 including VAT)

Our Tenant Find Only Service includes the following:

  • Provide professional opinion on rental value
  • Inspect property and advise on how to optimize it’s letting potential
  • Advertising of your property on Zoopla, Rightmove and Hindhead’s own website
  • Tenant matching service (property details emailed to all eligible applicants)
  • Accompanied viewings followed by feedback
  • Full tenant referencing and right to rent checks
  • Compilation of tenancy agreement to be signed in the office
  • Collection of the first month’s rent from the tenant and direct payment to your nominated account
  • Collection of the deposit
  • Provision of welcome pack for the tenant
  • Before handing over the deposit, Hindhead Property will require evidence that the deposit has been registered with a government recognized scheme. If you require Hindhead Property to register it in our Deposit Protection Custodial Scheme a charge will apply (see additional charges below)
  • Fee to be paid for cancellation of instructions before a tenancy has commenced but a suitable tenant has been found-£300 including VAT
Only Additional Fees for our Fully Managed Service
  • Fee for cancellation of instructions during a tenancy-equivalent of 3 month’s management fees
  • Fee to be paid for cancellation of instructions before a tenancy has commenced but a suitable tenant has been found-£300 including VAT
  • Administration of any insurance claims and maintenance contracts in excess of £1000-£300.00 inc VAT

Rent Collection Services:

  • Our Rent Collection Services are 6% of the rent per month. For this, we will chase any late payments of rent and will deal with any enquiries regarding the rent from tenants.
